The method: covered area × rate, split into grey and finishing

Construction cost is driven by two things — how much covered area you build, and the per-square-foot rate for your finish quality:

  • Covered area = plot size (sq ft) × coverage % × number of storeys. A 5 Marla plot is 1,125 sq ft (1 Marla = 225 sq ft in the Twin Cities).
  • Grey structure rate covers the frame: foundation, columns, slabs, blockwork, plaster.
